When you work with Property Partners to manage your short or long-term rentals, you will have access to a personal Owners Portal, where you can view all your properties, tenants, expenses, income, and KPIs for your investments. Our team has a background in process and software, and up-to-the-minute reporting on your assets is our top priority.

TENANT SCREENING

 

Tenant screening is a crucial aspect of property management that ensures the selection of responsible and reliable tenants for long-term rentals. Our company takes this responsibility seriously and diligently handles tenant screening for all our clients. As a fully licensed and insured organization, we adhere to all Fair Housing Laws, ensuring a fair and unbiased process. To further safeguard our clients and tenants, we hold security deposits in separate escrow accounts, encouraging tenants to maintain the property in the same condition as when they first moved in.

Our comprehensive tenant vetting process includes several key components: Credit Reports, which provide insights into a prospective tenant's financial responsibility; Landlord References, which offer valuable information about the tenant's previous rental experiences; Employment Verifications, which confirm the tenant's ability to fulfill their financial obligations; Eviction Checks, which reveal any past issues with eviction; and Criminal Background Checks, which help maintain a safe and secure environment for all parties involved. We ensure that the most suitable tenants occupy our clients' properties by conducting a thorough screening process.

PROPERTY INSPECTIONS AND MAINTENANCE

 

We address necessary maintenance and repairs to maintain high renewal rates and protect your investment's quality and value. As accurate to form Property Partners, we hang our hat on treating the asset as our own because we are investors too.

All maintenance issues will flow to you conveniently through the Owners Portal for review and approval pursuant to your management contract. We will gather estimates, present them for more significant, extensive, or costly repairs, and swiftly address minor issues beneath an expense threshold you don’t want to be bothered with. And in all cases, complete documentation is provided, including photographs, in your Owners Portal.

For your protection, our vendors must meet and provide proof of the following requirements before performing any work on your property:

  • Required City, County, and State licensure

  • General liability insurance of at least $2,000,000

OWNER'S PORTAL

Our best-in-class software platform does all the heavy lifting on your Accounting. With an embedded fully featured accounting system, you can see intra-month progress on transactions and end-of-month period reports at your fingertips in the Owners Portal. Year-end reporting will appear there as well. You can get as much or as little information as you want by logging into your Owners Portal when you want updates and leaving the hard work to us when you prefer to disconnect.
